The "perfect" home doesn't exist. Understanding the current condition and the ongoing maintenance required to keep your home healthy is imperative to the lifespan of your house. That's why we do a detailed, thorough inspection and provide a comprehensive, easy-to-understand report.
All properties (excluding condos) include a roofing, exterior, foundation/structural, heating/cooling, plumbing, electrical, fireplace, attic and interior inspection.
Our home inspections include the following:
Site/lot inspection for grading, drainage, and overgrown vegetation
Exterior inspection - includes the foundation, cladding, windows, doors, decks, porches, balconies, and a roof evaluation.
Interior inspection - includes the bathrooms, kitchens, bedrooms, hallways and stairways, storage, and laundry rooms.
Supporting structures, such as columns, beams, joists, walls, and roofs.
Electrical inspection - includes the service entry, service panel, GFCI receptacles, AFCI breakers, and correct grounding and polarity of plugs both inside and outside.
Plumbing inspection - includes the water service entry, distribution piping, drain, waste and vent piping, water heaters, and water well equipment.
HVAC inspection - includes the thermostatic controls and heating systems such as forced air, hydronic and electric systems, air conditioners, and heat recovery ventilators.
Infrared imaging - complimentary thermal imaging is included with every inspection

Detailed digital reporting
Our mission is to provide accurate, actionable insights that help improve your home. Our comprehensive report includes photos, videos and a detailed list of defects, colour-coded by priority/severity. The digital report is available within 24 hours of the inspection.

Complimentary Infrared Imaging
Infrared imaging comes complimentary with every inspection. Infrared inspections allow us to see moisture issues hidden within the wall and ceiling cavities and insulation deficiencies throughout the exterior lining of the building.
Drone inspections
Drone inspections allow us to inspect roofs of 2-storey buildings and roofs with steep pitches. It also allows us to thoroughly inspect the roof covering during winter when slippery conditions make accessing the roof a safety hazard.

It is imperative that the mechanical infrastructure is in good working condition and is adequate for your acreage. Our Acreage inspections include the same services as our home inspections, with the addition of the following:

cistern
and pressure tank/pump.
